All applicants undergo careful screening to ensure we place the best tenants possible. We complete a full credit report, background and national eviction checks on all adults. We review employment history and confirm paystubs to confirm tenants are financially sound. We contact previous landlords and provide social media searches on applicants to identify potential red flags.
Tenants can conveniently pay rent by logging onto the tenant portal. We manage all rent collections and accounting. All proceeds are transferred electronically into the owners account twice a month. If the tenant is late on a payment, our team reaches out immediately and will go to the respective property in-person to hang notices if necessary.
As soon as a tenant inputs a maintenance request, we get notified and provide guidance to troubleshoot the issue to hopefully save you money. If troubleshooting does not work, we will call a qualified vendor out to the house. Our vendors pass on discounts to our landlords because we provide significant amount of consistent work.
We do a pre-move in inspection, document the condition and time stamp pictures of the property. Moving forward every rental property in our portfolio receives an-annual interior inspection and bi-annual exterior visit from our team. These inspections help maintain the property and catch any potential problems before they escalate.
We generate a monthly owner statement which shows all income, expenses, and net proceeds so you can track your properties recent performance. Financial Statements are sent to you annually. Once you create a log-in ID you can sign into our platform Buildium and run an income statement, balance sheet, cash flow statement and variety of other financial reports.
Our detailed tenant screening process minimizes evictions, but if necessary, we will handle the entire eviction process for you as swiftly as possible and find a new qualified tenant.
